Investing time and creativity into your home’s presentation is well worth the effort, and often translates into a boosted sale price. Our aim is to help you maximise your property’s appeal and to achieve a result that rewards your effort.

There are many simple ways to make your home feel inviting and comfortable. For example, in the cooler months an open fire or wood heater will create a warm and friendly atmosphere; in summer, open windows allow breezes and fresh garden scents in to inspire potential buyers.



As a starting place, step back and consider your home from a buyer’s point of view. Cast a critical eye over the approach and initial glimpses of the property – first impressions are most important.

  • new doormats at each entrance will reduce the need for cleaning and make clients feel easy about entering your home
  • consider the entrance and make sure it is welcoming – add colour either side
  • thoroughly clean the front door, and polish any fittings
  • invest in a new street number for the house
  • remove cobwebs
  • revive paintwork by washing with sugar soap –consider a fresh colour scheme
  • wash down window sills, spouting and fascias
  • clean windows and repair if any are broken
  • clear out gutters and down pipes – now is a good time to repair leaks
  • trim trees and plants covering windows to let in the light
  • check that outdoor lighting is clean and in good working order
  • clean the garage door and check that it opens easily
  • clean out the garage
  • remove pets during inspections


Outdoor living areas

An attractive outdoor entertaining area is an appealing asset to a property. Keeping this area in top condition will entice many buyers seeking a ‘lifestyle purchase’.

  • spruce up garden settings and open garden umbrellas if there is room
  • sweep decks and paving and consider revamping decking with a coat of oil
  • clean ponds, fountains and water features and fill with fresh, clear water
  • clean the pool and add to its allure with tubs of attractive plants
  • store children’s toys neatly out of the way



Now is the time for a spring clean! The small details all add up to give your home extra appeal and assure potential buyers that it has been cared for.

  • steam clean carpets and wash curtains; dust blinds
  • clean flyscreens and windows
  • sweep out wood heaters and fireplaces
  • polish mirrors
  • clean ovens, range hoods and exhaust fans
  • check tiling and grouting – clean and repair
  • check appliances are clean and in good working order
  • attend to minor repairs
  • fix dripping taps
  • oil doors/windows that stick or creak
  • spray silicon on curtain tracks so they’ll glide freely
  • enhance the feeling of space and flow throughout the house by removing unnecessary clutter and furniture
  • open curtains and bedroom doors to allow natural light in, and create vistas through to the outdoors
  • clear kitchen benches
  • clean and tidy cupboards
  • remove posters from bedroom walls for a tidy, spacious feeling
  • remove ashtrays
  • remove washing (including nappy buckets), pet bowls and litter trays
  • clean bathrooms and toilets
  • invest in some plush towels and new shower curtains for bathrooms
  • replace old soap scraps with new cakes of soap
  • de-clutter the bathroom bench top
  • place vases of cut flowers and bowls of fresh fruit on tables or sideboards
  • in areas of low light, turn on lamps
  • soft background music will create a relaxed ambience
  • ensure that perfumed candles or oils are not overwhelming.


The Garden

A well-maintained garden will greatly enhance the value of a property. Even in winter when the garden is dormant, attention to detail will give your home an impressive edge in the market.

  • prune trees where required, and trim climbers and creeping plants
  • grassy areas which have become sodden and muddy may be improved with instant lawn or stepping stones
  • dig and weed garden beds – a layer of pine bark or mulch will instantly improve the look and health of the garden and also keep weeds at bay
  • mow lawns regularly (not too short!) and trim edges
  • sweep paths and driveways, and remove any oil stains
  • remove rubbish and use rotting or fallen leaves as mulch
  • collect fallen fruit – besides rotting and looking untidy, they may be walked through your home
  • ensure fences are secure and in good condition
  • check that the letterbox is in good repair
  • if you have pets, remove droppings regularly
  • invest in some flowering annuals from the local nursery; in garden beds or in pots, they add instant colour and vibrancy
  • deep watering in the evening, particularly in the warmer months, will keep your garden and lawns verdant and fresh
